Bear Mountain Ranch in Golden Becomes Highest Denver Area Sale in Two Years

Record Sale of Incredible Property and 17,000-Square-Foot Home Closes for $14.7 Million

October 13, 2023, The Northrop Group

The one-of-a-kind luxury residence located at 1334 S Grapevine Road in Golden and known as “Bear Mountain Ranch” has closed for $14,705,000. The historic sale represents the highest reported sale in the Denver MLS for all sales in either 2022 and 2023.

Beautifully situated on over 163 acres with panorama views stretching in every direction – including to downtown Denver – the property features a luxury residence checking in at over 17,000+ square feet (15,000 finished) along with a 19,000 SF riding arena and 8 horse stalls. The property includes a shooting range, 15 garage spaces, a pool, patios, decks, gazebo and full ranch amenities. Over a dozen cattle were also included in the purchase.

Brittany Morgan represented a record Denver real estate sale in 2023

“The property is just spectacular. It truly feels like you’re stepping into Yellowstone when you are there but you're just minutes from Denver,” says Brittany Morgan (The Northrop Group, Compass) who co-listed the remarkable sale along with Ronda Courtney of Re/Max Leaders.

The property – encompassing over 317 acres in total – was originally listed in 2020 by owners John and Debi Medved, owners of several Colorado car dealerships. They decided to divide up the land and put the house and 163 acres back on the market earlier this year, when Morgan got involved and led an aggressive search and marketing campaign for the right buyer. The buyer’s agent representing the sale of the home is Lori Gajarsky.

The home is located just 17 miles to downtown Denver while offering the serenity of mountain living and quick access to all the nearby world class ski resorts. Closed on October 12, the landmark sale is sure to make headlines locally and nationally. According to The Wall Street Journal, the Medveds bought the site in the early 1990s and, after a few years of design and construction, the residence was finished in 1999. The historic sale was also covered by the Denver Business Journal as when "Dynasty' meets 'Yellowstone."

“A sale such as this one embodies the collaboration and communication we strive to achieve in real estate. Ultimately, our goal is to find the best outcome for all our involved in every transaction and, in that sense, this one is no different,” says Morgan. Now that the home has been successfully closed and sold, the remaining 150+ undeveloped acres will be put back on the market.

The real estate high water mark is no surprise to Compass or The Northrop Group. In 2022, Compass continued to rank #1 in both Denver and Boulder for total sales volume as well as in the distinct category of luxury sales ($2M+). Compass agents also listed the three top sales in Douglas County with Northrop Group members listing each of the top two sales. Jessica Northrop and Jeff Hendley represented the sale of 7007 Daniels Park Road which closed for $8,040,000, while Brittany Morgan and Ronda Courtney (Re/Max) represented the sale of 31 Albion Place at $6,340,000.

Across the United States, Compass represents over 28,000 agents in 72 markets creating a brokerage of unparalleled agents and national network of local experts. Founding Agent of Compass Denver Jessica Northrop joined Compass over three years ago and, in that time, Compass has led the way both in Denver and across the United States with a meteoric rise surpassing all local brokerage as the top in sales volume in the state, becoming #1 brokerage in the country in sales volume and ranking as a Fortune 500 Company.
